IRRIGATION & DRAINAGE IN PLANO

Established neighborhoods with systems that need experienced hands.

Plano, TX, Carson Irrigation service area

YOUR LOCAL PLANO IRRIGATION TEAM

Plano is one of the most established cities in Collin County, which means a lot of irrigation systems that are 10–20+ years old. Aging controllers, worn-out heads, valves that haven't been touched in a decade, that's our bread and butter. We also see a lot of drainage issues in older Plano neighborhoods where grading has settled over the years.

FROM EVERY STREET TO EVERY SUBDIVISION

We work all across Plano, from Willow Bend and Kings Gate on the west side, to Deerfield and Preston Meadow in central Plano, to Hunters Glen and the established neighborhoods east of Central Expressway. Plano is one of the most established cities in Collin County and our work here is heavily weighted toward repairs and upgrades on aging systems.

01

Plano is one of the oldest established suburbs in our service area, many neighborhoods are 25–40 years old, with first or second-generation irrigation systems hitting end-of-life. Valve failures, controller issues, and worn-out heads are our daily work here.

02

Plano's clay soil has had decades of freeze-thaw cycles in older neighborhoods, which has shifted heads, cracked lateral lines at the joints, and stressed valve boxes. We see settling-related drainage issues regularly in homes built in the 80s and 90s.

03

Plano water pressure varies significantly by neighborhood, older areas often run lower pressure than newer cities, which means many systems need pressure-boosting or zone rebalancing rather than just head replacement.

04

We pull Plano permits and coordinate city inspections in-house, you don't deal with city hall on backflow replacements or new install work.

LOCAL PATTERNS WE KNOW

The issues that come up unusually often on Plano systems, and what we do about them.

Pattern 01

End-Of-Life Valves On Established Homes

"Zones that won't turn on, won't shut off, or click without responding"
Here's what we do

Many Plano homes built in the 80s, 90s, and early 2000s have first-generation Rain Bird and Hunter valves hitting 25+ years of service. Diaphragms tear, solenoids burn out from local water minerals, and entire valve manifolds need rebuilding. Most are quick repairs, not full system replacements.

Pattern 02

Aging Controllers Missing Cycles

"Schedule won't hold, zones run randomly, or the display flickers"
Here's what we do

Old mechanical and early-digital controllers in established Plano homes start failing after 15+ years. We replace with smart controllers (Rachio, Hydrawise) and reprogram based on the actual landscape and Plano's watering restrictions.

Pattern 03

Settling Drainage Problems

"New low spots in the yard or water collecting where it didn't before"
Here's what we do

Decades-old Plano homes have lots that have settled and shifted. Drainage that worked when the home was new often doesn't work now. We map the new grade and install French drains or channel drains designed for the actual water flow on your lot.

Pattern 04

Backflow Damage From Hard Freezes

"A cracked or leaking backflow that wasn't caught after a freeze"
Here's what we do

Plano had thousands of damaged backflows after the 2021 freeze and we still see new ones every winter. Older homes often have aging backflow units that should have been replaced years ago. We replace with code-compliant Febco, Wilkins, or Watts units and register with the city.

PLANO FAQs

Yes, every neighborhood, from Willow Bend and Kings Gate on the west side, to Deerfield and Preston Meadow central, to Hunters Glen and the eastern established communities. We're 30 minutes from our Little Elm shop and our trucks are in Plano throughout the week.

About 30–35 minutes from our Little Elm HQ, depending on traffic on the Tollway and 121. If you call before noon we can usually be there the same afternoon.

Aging valves and controllers on 20+ year old systems. Plano is one of the most established cities in our service area and most of our work here is rebuilding the components that have hit end-of-life, solenoids, diaphragms, controllers, and backflow preventers.

Almost always: just fix what's broken. Modern parts (Rain Bird, Hunter, Orbit) are compatible with older Plano systems, so we can rebuild a 25-year-old system one component at a time without ripping out anything that still works. Full replacement only makes sense when the mainline itself is failing.

Yes. Plano requires permits and registration for backflow replacements. We pull the permit, coordinate inspection, and register the new unit, you never deal with the city.
