DRAINAGE SOLUTIONS

French drains, channel drains, and custom grading to eliminate standing water.

Drainage Solutions

Standing water after rain isn't just a nuisance. It damages foundations, drowns roots, and breeds mosquitoes. We design and install French drains, channel drains, dry creek beds, and surface drains matched to your lot's grade and soil. Every project starts with a walk of your property, where we map where the water is coming from, where it's collecting, and where it needs to go. Then we build a system that moves it there permanently. No more puddles, no more soggy spots, no more water against the foundation.

WHAT WE SEE IN THE FIELD

If any of these sound familiar, it's time to call.

Sign 01

Standing Water That Won't Drain

"Puddles in the yard more than 24 hours after rain stops"
Here's what we do

North Texas clay drains slowly, but standing water past a day means the grade or soil can't move water out. We install French drains, catch basins, or regrade low spots to give water somewhere to go, permanently.

Sign 02

Water Pooling Against Your Foundation

"Wet soil touching the slab or water tracking the foundation line after storms"
Here's what we do

This is the biggest drainage issue we see in North Texas, and the most expensive to ignore. Water against the foundation causes clay to expand unevenly, leading to cracks, sticking doors, and shifting slabs. We route water away from the foundation with French drains and downspout extensions before it becomes a major repair bill.

Sign 03

Visible Erosion

"Soil washing away along fence lines or where downspouts discharge"
Here's what we do

Active erosion means water is moving where it shouldn't and gaining velocity. We map the water path, slow it with catch basins and proper grading, and redirect the flow into a dry creek bed or drain line that disperses it safely.

Sign 04

Soggy, Spongy Grass

"Specific areas stay wet between rains while the rest of the yard is dry"
Here's what we do

Soggy spots usually mean groundwater is collecting in a low pocket or the subsoil has poor drainage. We install a French drain at the wet spot, route it to a discharge point, and restore the grass, the area dries out within a week.

Sign 05

Water Entering Garage Or Low Doorways

"Water pooling at the garage door threshold during heavy rain"
Here's what we do

This is both a drainage and a hardscape problem. We install channel drains at garage entries and driveway edges, connect them to underground piping, and carry the water safely past the house to a discharge area away from the foundation.

Sign 06

Downspouts Dumping Against The House

"Downspouts discharge right next to the foundation instead of away from it"
Here's what we do

Gutter downspouts should carry water at least 6 feet away from the foundation, most builder installs fall way short. We extend downspouts into underground piping connected to pop-up emitters or French drains so the water ends up where it belongs, not at the footing.

HOW WE DO IT

Step 01

Grade Assessment

We map your lot's elevation, identify where water enters, where it collects, and where it needs to exit, accounting for North Texas clay soil behavior.

Step 02

Drainage Plan

We design a custom solution, French drains, channel drains, catch basins, or regrading, based on the water volume and your property's specific layout.

Step 03

Install

Our crew excavates, sets proper slope grades, lays pipe and gravel, installs catch basins, and connects everything to a proper discharge point.

Step 04

Test & Verify

We flood-test the entire system to confirm water moves where it should, check flow rates at discharge points, and replace sod over all trenched areas.

FREQUENTLY ASKED

If water pools in your yard for more than 24 hours after rain, if you see erosion along fence lines or foundations, or if your soil stays soggy between rains, you need drainage work. Foundation damage from poor drainage is one of the most expensive home repairs in North Texas.

A French drain is a gravel-filled trench with a perforated pipe that collects and redirects groundwater. A surface drain (catch basin) collects standing water from the surface through a grate. We often use both together for the best results.

It really depends on your lot. A simple 30-foot French drain is a straightforward job. A full-yard drainage system with multiple catch basins and 100+ feet of pipe is more involved. We'll come out, map how water actually flows on your property, and give you a written estimate before any work starts. Call us to set it up.

There's always some disruption, we're digging trenches. But we minimize it by planning efficient routes and replacing sod when we're done. Your yard typically recovers fully within 3–4 weeks during growing season.

Absolutely. It's one of the most expensive problems homeowners face in North Texas. Our heavy clay soil expands when saturated and contracts when dry. Water pooling against your foundation causes uneven expansion that leads to cracks, sticking doors, and shifting slabs. A proper drainage system that moves water away from the foundation is far cheaper than foundation repair, which is one of the biggest repair bills a homeowner can face in North Texas.

Most residential drainage projects on your own property do not require a permit in the cities we serve, Little Elm, Frisco, Prosper, McKinney, and surrounding areas. However, if the project involves tying into a city storm drain or altering drainage easements, a permit may be required. We check local requirements for your specific city before starting work.

WE KNOW THIS SOIL, THIS WATER, THIS WEATHER

North Texas drainage problems come down to one thing: black clay soil. Clay holds water instead of absorbing it, which means every lot needs a drainage solution designed around how this soil actually behaves. Generic templates fail fast here.
