Providence Village is a master-planned community west of Aubrey, about 20 minutes from our Little Elm shop. The neighborhoods (The Village, Coronado, Heritage, Cottonwood, Westridge) were built mostly in the 2000s and 2010s, which means we see a lot of builder-grade systems hitting end-of-warranty issues at the same time.
Providence Village's housing is concentrated in the 2005–2015 build window. That means systems are 10–20 years old, exactly the age when builder-grade components start failing predictably.
Builder-installed systems here often have coverage gaps the original layout never accounted for. Brown corners and overspray on fences are typical fixes.
Heavy clay soil throughout the area. Foundation drips are a smart move for homes hitting the 15-year mark, especially with how dry our summers have been.

Yes, this is the most common thing we do in Providence Village. Builder installs were sized to minimum standards, not to give complete coverage. We rebalance zones, add heads, swap to matched-precipitation nozzles, and your whole lawn gets water for the first time.
Usually not, individual valve and head replacements are much cheaper than a full system swap. Unless multiple things are failing at once and the controller is also at end-of-life, repair is the right call. We give you an honest read either way.
