The Colony's proximity to Lewisville Lake means lakeside lots have unique drainage challenges, slightly lower grades, clay subsoil that holds water, and a lot of homes with persistent foundation moisture issues that drainage can fix.
Mix of established 1990s/2000s neighborhoods and newer luxury builds along Tribute and Grandscape. We stock parts for first-generation Rain Bird, Hunter, and Orbit valves alongside current-gen smart controllers.
The Colony water pressure runs on the moderate side compared to nearby cities, manageable for most installs but can require pressure-regulated heads on lakeside properties where elevation drops cause pressure variation across zones.
We pull The Colony permits and coordinate city inspections in-house, no waiting on the homeowner to navigate paperwork.

First-Generation Valves Failing

The Colony's older central neighborhoods have a lot of Rain Bird DV and Hunter PGV valves hitting end of life. Diaphragms tear, solenoids burn out from local water minerals, and 20+ year old controllers start missing cycles. Most are quick rebuilds, not full replacements.
Stewart Peninsula Pressure Variation

Lakeside elevation changes on lots near Stewart Peninsula create real pressure differences between high and low zones. We install pressure-regulated heads and rebalance zone groupings so every part of the yard gets even coverage.
Backflow Freeze Damage

We see freeze damage to The Colony backflows almost every February, usually on systems that weren't winterized properly. If yours has visible cracks or is leaking, don't run the system until we replace it.

About 10 minutes on a clean run, we're closer to The Colony than almost any other irrigation company in North Dallas. If you call before noon we can usually be there the same morning or early afternoon.
Yes, we work on lake-area properties regularly. Lakeside lots have unique pressure and drainage challenges and we know how to design systems for them.
Two things: drainage problems on lakeside and low-grade lots, and aging valves on homes built in the 1990s and early 2000s. Both are well within our wheelhouse.
All the time. Lakeside lots in The Colony often need real drainage work, not just regrading. We install French drains to code with proper filter fabric and clean gravel, designed for clay soil.
Same blowout process, but we pay extra attention to backflow insulation on lakeside properties because the wind off the lake makes hard freezes more damaging. We use rated insulated covers and drain the unit completely.
